Description
The purpose of this position is to support the Asset Managers as they implement the strategy associated with generating incremental revenue and maximizing net operating income for each real estate asset. This position works closely with the Asset Managers to find ways to create value within the Publix Real Estate Portfolio by evaluating, underwriting, reporting KPIs and providing insights necessary to track progress, and implement and improve/update operating strategies for each asset.
The responsibilities listed on this position analysis are not intended to be all-inclusive and additional responsibilities may be assigned as needed.
Responsibilities include:
- Supporting the Real Estate Investment Initiative
- Assisting Director of RE Assets and Asset Managers in the management of Publix’s existing real estate portfolio
- Performing tenant rent relief analysis (i.e. shopping center tenants may request an adjustment to their rent obligation) and tenant lease assignment analyses (i.e. tenants may ask to assign their lease interest to another individual or entity)
- Computing and analyzing key performance indicators (KPIs) for the leasing, property management, and development teams
- Supporting the Asset Managers in providing financial insight and analysis to create value within the Publix Real Estate Portfolio
- Assisting the Asset Manager in joint venture scenarios that involve large developments with several tenants to ensure the Joint Venture (“JV”) Manager of the partnership is compliant with the operating agreement and any associated debt service responsibilities
Required Qualifications
- Bachelor’s degree in Accounting, Finance, or related business field or high school diploma and three years within Publix Real Estate department or high school diploma and five years of real estate or financial analysis experience
- Knowledge and understanding of real estate and legal terminology
- In-depth knowledge of real estate finance, capital markets, and ability to prepare and understand proformas and financial statements
- In-depth knowledge and understanding of financial statements, business plans, and personal and/or business credit reports
- Professional writing skills
- Verbal communication skills
- Strong interpersonal and leadership skills
- Ability to apply analytical thinking and problem-solving skills
- Ability to perform investigative work

- Must be willing to work a variable schedule including evenings and/or weekends
- Must be willing to travel on occasion
Preferred Qualifications
- Bachelor’s degree in Accounting, Finance, or related business field
- Three years within Publix Real Estate department or five years of combined real estate and financial analysis experience
- ARGUS certification or significant experience working with ARGUS
- Knowledge of the real estate development process
- Advanced skill level in Microsoft Applications including Excel, Word and Outlook
- Advanced skill level in Microsoft Access, ARGUS
- Intermediate skill level in TriRiga “Compass”, SAP, GeoPortal and SharePoint

Year End Bonus
As a year-end bonus to associates, Publix issues one month’s extra pay (pro-rated in the first year) each year if associate remains employed through issue date of the bonus check that year. This is calculated as a 13th month of pay in the Potential Annual Pay with Bonus line above.
