Description
The purpose of this position is to ensure all leased Publix shopping centers are maintained in premier condition. The safety of our customers and associates is upheld by enforcing the terms of the lease. By doing so, we maximize company sales by ensuring a convenient, clean, and pleasant shopping environment.
The responsibilities listed for this position analysis are not intended to be all-inclusive and additional responsibilities may be assigned as needed.
Responsibilities include:
- Performing onsite inspections and handling all emergency maintenance requests 24/7
- Negotiating with Landlords of leased centers and/or government agencies regarding large capital items as well as lease amendments
- Evaluating and ensuring all common area maintenance (CAM) expenses charged within Leased centers are paid according to the specifications within the Lease
- Supervising the Assistant to Property Representative (HS3) position
- Handling incoming inquiries, complaints, and comments from Customer Care
Required Qualifications
- High School diploma or its equivalent
- One year experience in Real Estate
- Knowledge of property management principles
- Knowledge of and understanding retail environment
- Knowledge and understanding of legal terminology and practices
- Knowledge of construction and architectural design as it pertains to maintenance, remodels, signage, renovations, etc.
- Knowledge of State/City/County Ordinances and Codes
- Knowledge and understanding of operating expenses and which expenses are reimbursable within the common area maintenance section of the lease
- Knowledge of accounting principles
- Knowledge of fundamental real estate terminology, methods, and processes
- Knowledge of maintenance issues that may arise with properties (e.g., roof care, maintenance and replacement requirements, parking lot asphalt care, maintenance, replacement, etc.) and proper methods of repair
- Knowledge of Publix CQI (Continuous Quality Improvement), WIN (Work Improvement Now), and QDP (Quality Decision Process)

- Willingness to travel, including overnight and extended periods of time, to perform job duties.
- Willingness to travel by commercial and company plane to other states and stay overnight for extended periods of time to perform job duties.
- This position requires incumbent to be on call 24 hours a day, 7 days a week. This includes working during vacations if emergencies require to ensure all safety request are submitted immediately.
- Must have a valid driver’s license and a good driving record.
- This position may require incumbent to work weekends, evenings and/or holidays.
Preferred Qualifications
- Bachelor’s degree in any field
- Three years’ experience in the Publix Real Estate department or similar environment

Year End Bonus
As a year-end bonus to associates, Publix issues one month’s extra pay (pro-rated in the first year) each year if associate remains employed through issue date of the bonus check that year. This is calculated as a 13th month of pay in the Potential Annual Pay with Bonus line above.
