Description

The Real Estate Specialist plays an integral role on a team that is responsible for developing and implementing a real estate strategy for an assigned territory that is utilized by the Director of Real Estate Strategy, Vice President of Real Estate, Divisional Retail Vice President, Vice President & Controller of Business Analysis & Reporting, Vice President of Facilities, President, Chief Executive Officer and Chief Financial Officer. The Real Estate Specialist researches, analyzes and evaluates data from various sources to aid in the recommendation of locations for new stores, relocating or rebuilding existing stores, closing or continuing to operate existing stores, remodel budgets and the acquisition of competitors. Other responsibilities of the Real Estate Specialist include helping train, develop and manage the Real Estate Manager Assistant; provide real estate related support for new retail concepts and special projects; work closely with the Real Estate Assets and Real Estate Operations teams to ensure customer satisfaction related to real estate issues at existing Publix stores; and other special projects, as assigned.

Responsibilities include:

  • Collaborates with the Real Estate Manager to develop a comprehensive “three year” Real Estate Strategy for his or her respective territory
  • Collaborates with the Real Estate Manager to sort through, evaluate and analyze a plethora of new store or replacement store site packages submitted by various commercial real estate professionals
  • Negotiating economic terms and leases for Publix Liquors locations
  • Commencing the remodel process for each store within an assigned territory
  • Performing a sales projection to be used to support various recommendations made to the Real Estate Manager
  • Performing an annual sales projection variance analysis (SPVA) following the first and second year of store operation
  • Occasionally tasked to participate, either individually, or as a part of a group, in various special projects
  • Participating in Continuous Quality Improvement (CQI) initiatives
  • Participating in the hiring and management of the Real Estate Manager Assistant; L2 (hire, train, and retain the “right people” to execute our strategy), P08 (optimize associate productivity) & L1 (perpetuate the Publix culture) on the balanced scorecard

Required Qualifications

  • Bachelor’s degree in Business, Finance, Economics, Real Estate or GIS or other analytical degree or equivalent experience
  • At least two years of experience in Real Estate, Finance, Contract negotiation, Legal, or related business experience
  • Knowledge of competitor trends
  • Knowledge of property valuation
  • Knowledge of financial modeling
  • Knowledge of real estate industry standards and practices
  • Knowledge of legal language and its applications
  • Knowledge of industry lease and contract standards and implications
  • Knowledge of legal descriptions
  • Knowledge of site planning
  • Knowledge of geographic trade areas
  • Knowledge of local and state regulatory development processes
  • Knowledge of gravity and sales forecast modeling
  • Knowledge of the real estate trends
  • Knowledge of Microsoft Office Suite
  • Knowledge of Publix QIP and CQI initiatives
  • Knowledge of the Publix Mission Statement
  • Knowledge of Customer Service
  • Strong leadership skills

Preferred Qualifications

  • Master of Business Administration (MBA), Real Estate, Finance or Economics or a related field
  • Two or more years of commercial real estate strategy (market analysis, site selection) experience

Year End Bonus

As a year-end bonus to associates, Publix issues one month’s extra pay (pro-rated in the first year) each year if associate remains employed through issue date of the bonus check that year. This is calculated as a 13th month of pay in the Potential Annual Pay with Bonus line above.
