Description

The purpose of this position is to co-manage the leasing strategy with the Leasing Manager (“LM”) to ensure revenue is maximized at company-owned shopping centers. The Assistant Leasing Manager (“ALM”) is expected to produce a positive and direct influence on the overall value of the Publix Real Estate portfolio by directly impacting Net Operating Income (“NOI”) through tenant retention and increased rental rates. With an average of 40 company-owned shopping centers per territory, the ALM analyzes trade area data to project market rents for existing tenant lease renewals, current vacancies relating to expansion leases and anticipated renewal rates for pending acquisitions. On average, each ALM fully negotiates and executes approximately 65-85 renewals per year, not including additional renewal opportunities gained when Publix acquires shopping centers throughout the year.

Responsibilities include:

  • Co-managing its respective territory in conjunction with the LM by reviewing tenant requests to renew their lease or assign their business and utilizing a variety of factors to evaluate and determine if the Permitted Use is in line with the Publix leasing strategy
  • Clerical duties relating to managing all aspects of the lease execution process, from the initial LOI through full execution of lease documents
  • Analytical and support tasks for the Leasing Manager and Leasing department
  • Miscellaneous analytical and managerial tasks to support Leasing team and assist LM and SMOL with special projects

Required Qualifications

  • High School diploma or equivalent experience
  • 2 years’ experience in a customer service field or 3 years’ experience in an administrative/ office position
  • The ability to work effectively and independently without close supervision or guidance
  • The ability to manage time so that the priority of the activities determines the timing and amount of attention they receive
  • The ability to interpret, analyze, and explain financial information
  • The ability to understand and apply new information, procedures, or principles to perform job duties
  • The ability to attend to and verify the accuracy and completeness of detailed information in documents or on the computer, such as rent, rental increases, and allowances provided to tenants, as necessary.
  • The ability to effectively resolve problems; identify and analyze key information from multiple sources; determine the root causes and find solutions to eliminate them; proactively anticipate potential problems and implement or modify systems to prevent their occurrence
  • The ability to see and understand the bigger picture of what the organization and department strategy is, where it needs to go, and how it will get there
  • The ability to develop and maintain professional, trusting, positive, and productive working relationships with associates, managers, customers, tenants, and vendors.
  • The ability to persuade, convince or achieve buy-in from others
  • Ability to think strategically and make sound decisions to benefit Publix’s real estate portfolio.
  • Proficiency in developing win-win situations and solutions between the company, vendors/suppliers, and other parties; proficiency in working with others to reach a final decision; proficiency in persuading and influencing decisions and tactics of others to achieve maximum benefit to the company; proficiency in influencing others to accept offers, ideas, etc.
  • The ability to orally present and express ideas and information clearly, politely, and concisely, in a manner appropriate to the audience
  • The ability to prepare clear, accurate, understandable, and professional written text in English, using appropriate level of detail for the intended audience, and following the basic rules of spelling, grammar, and punctuation to convey information
  • Basic skill level in Microsoft Outlook, Word, Excel, PowerPoint and Access
  • Availability to take Day trips/local travel and overnight trips, as required to support the territory.
  • Availability to work weekends, holidays and extended hours

Preferred Qualifications

  • Associate’s degree in Business, Real Estate, Finance, or any other analytical discipline
  • 4 years’ experience in a customer service field or 6 years’ experience in an administrative/ office position
  • Ability to read and speak Spanish
  • Knowledge in how to read and interpret legal documents including but not limited to Lease Agreements, Addendums, Guaranty Agreements, Work Letters, and Amendments
  • Knowledge of commercial real estate terminology
  • Knowledge of finance terminology, financial underwriting, and ability to complete mathematical computations
  • Knowledge of negotiation strategies to execute commercial real estate deals with external contacts including but not limited to prospective tenants, brokers and legal counsel
  • Knowledge of Publix Real Estate business practices, including company-owned and noncompany-owned shopping centers
  • Intermediate skill level in Microsoft Outlook, Word, Excel, PowerPoint and Access
  • Knowledge of SAP, Compass, Publix Property Portal and GeoPortal

Year End Bonus

To reward associates for their contributions to the company for the calendar year, Publix provides a Holiday Bonus in November.

In the first year of continuous employment the bonus is equal to 15 hours of pay, and in the second year of continuous employment the bonus is equal to one week’s pay if associate remains employed through issue date of the bonus check.

In subsequent years, the bonus is equal to two weeks’ pay.
